Apartment for rent in Bali: serviced apartment, villa or guesthouse room? (2026 guide)

Bali has very few classic apartment blocks, so “apartment for rent” usually means one of three things. Real 2026 prices, what each option includes and how to choose for a stay of a month or longer.

The short answer

If you are looking for an apartment for rent in Bali, you will mostly find three kinds of places: serviced apartments (also called serviced residences or apart-hotels), private villas, and guesthouse rooms (known locally as kost). Classic apartment blocks are rare on the island.

For a stay of one to twelve months without paperwork, a serviced apartment is usually the simplest choice: one monthly price, with furniture, a kitchen, internet and cleaning included. Choose a villa if you want a private pool and garden and don’t mind handling the bills, and a guesthouse room if the budget comes first.

Why Bali has so few apartments

Bali grew up on villas and family compounds, not tower blocks. Provincial planning rules keep most buildings no taller than 15 metres, roughly the height of a coconut palm, so you won’t find the high-rise condos of Jakarta or Bangkok here.

Low-rise serviced residences fill the gap: buildings of furnished apartments run like a hotel, with a reception, a team on site and shared facilities. They suit remote workers and families who want a home rather than a hotel room, without the work of running a villa.

Serviced apartment: one price, no admin

A serviced apartment gives you your own kitchen, living space and bedroom, plus hotel-style services: housekeeping, internet, security and usually a pool and a gym in the building. You pay one monthly price and move in with a suitcase.

At The Umalas Signature on Jalan Bumbak in Umalas, a furnished 1BR Suite (48 m², for two) rents for Rp 22 million a month. The 2BR Residence (96 m², up to four guests) is Rp 40 million a month. Water, 300 Mbps fibre, weekly housekeeping with a linen change and the 5,000 m² clubhouse are included. Electricity is metered and paid by actual use.

The clubhouse is what a villa can’t give you: a rooftop pool and bar, the Infinitus gym with a sauna and ice baths, co-working and meeting rooms, a restaurant and 24/7 security.

Private villa: space and a pool, plus the bills

A villa is the classic Bali dream: a private pool, a garden and room for everyone. On monthly agency rentals, pool care and cleaning once or twice a week are often included, but electricity usually isn’t, and with air-conditioning and a pool pump it adds up quickly.

The rental agency Wonderful Bali Villas puts 2026 monthly rents in Umalas and Kerobokan at Rp 20-40 million for one bedroom and Rp 25-55 million for two, a little higher in Canggu. Bali Villa Hub reported a median of about USD 2,400 a month across more than 1,100 long-term villa listings in Canggu in October 2026. Add roughly Rp 1-3 million a month for electricity, and a deposit of half a month to a full month.

Guesthouse room: the budget option

A guesthouse room, called kost or kos in Indonesia, is a private room, often with its own bathroom and air-conditioning, in a building shared with other tenants. The kitchen is often shared or missing, and cleaning is usually your own job.

Prices vary widely. On the listing site Infokost, rooms in Bali go up to about Rp 11 million a month, depending on location and facilities, while basic rooms away from the coast cost far less. Rooms close to the beaches of Canggu and Seminyak sit at the top of the range. A guesthouse room suits a solo budget stay, less so a couple working from home or a family.

What a month really costs: a worked example

Take a couple staying one month in Umalas. A one-bedroom villa from the range above costs Rp 20-40 million in rent, plus about Rp 1-3 million for electricity and sometimes internet. A gym membership and a co-working desk come on top.

In a 1BR Suite at The Umalas Signature the rent is Rp 22 million, with internet, water, weekly cleaning, the gym, the pool and co-working already included. Only the electricity meter is extra. Once everything is counted, a serviced apartment often works out cheaper than a villa, even when the headline rents look similar.

Where to rent: Umalas, Canggu or Seminyak

Canggu has the surf and the busiest social scene, Seminyak has the boutiques and restaurants, and Umalas sits quietly between them, with rice fields, calm streets and the ocean about five minutes away. For a month or longer, many people prefer to sleep in Umalas and ride to the beach.

Umalas is about 40 minutes from Ngurah Rai International Airport, and a Montessori international school is 500 m from Jalan Bumbak, which is why families often choose it.

Before you pay a deposit

Ask for the full monthly price in writing, and exactly what it includes: internet speed, water, electricity, housekeeping and linen. Check the deposit, when it is returned, the minimum term and the notice you need to give to extend.

See the place on a video call if you can’t visit in person, and make sure your visa covers the whole stay. At The Umalas Signature the minimum stay is one month, the deposit is one month’s rent and refundable, and our team answers on WhatsApp.
